1Definitions

Throughout these Terms, the following words carry the meanings shown below:

"Agreement" — these Terms and Conditions together with any written service schedule or admission letter issued by Cheun Fung.
"Cheun Fung" / "We" / "Us" / "Our" — the owner and operator of the Cheun Fung senior lifestyle residence at 23 Robinson Road, Mid-Levels, Hong Kong.
"Resident" / "User" / "You" — any individual who has been admitted to, or is enquiring about, Cheun Fung's residential or lifestyle services.
"Services" — the residential accommodation, lifestyle programmes, and community activities made available by Cheun Fung, as described in these Terms and in any accompanying schedule.
"Website" — the site operated at cheun-fung.blog.
"Content" — any text, images, documents, or other material published by Cheun Fung on the Website or provided to Residents.

2Acceptance of Terms

By submitting an application, signing a residency or services agreement, or making use of any Cheun Fung service, you indicate that you have read, understood, and agree to be bound by these Terms. If you are acting on behalf of another person — for example, an elderly parent — you confirm that you have the authority to do so and that the person on whose behalf you act also agrees to these Terms.

Our services are intended for adults of 18 years or older. Enquiries and agreements entered into by family members or authorised representatives are subject to the same Terms.

If you do not agree with any part of these Terms, we kindly ask that you do not proceed with an application and instead contact us to discuss any concerns.

3Service Description

Cheun Fung is a non-medical senior lifestyle residence situated at 23 Robinson Road, Mid-Levels, Hong Kong. We offer three principal service tiers:

Companion Circles — small social gatherings for tea, card games, mahjong, and shared conversation, available to members at their own pace.
Cultural and Recreation Studio — a weekly programme of calligraphy, Cantonese opera listening, music sessions, and craft activities in a shared studio.
Residence and Lifestyle Plan — a furnished private room with housekeeping, laundry, full dining service, and open access to all community and garden activities.

All services are provided in Hong Kong. Cheun Fung does not offer medical, nursing, or clinical services. Residents requiring medical attention are responsible for making their own arrangements with appropriate healthcare providers.

4Residency and Enrolment

All admissions are subject to a pre-admission conversation with our team and completion of a written residency agreement. A place is only considered confirmed once Cheun Fung has issued a formal admission letter and the first monthly payment has been received.

Enrolment in lifestyle programmes is open to existing residents and registered community members.
Cheun Fung reserves the right, at its reasonable discretion, to decline an application where the needs of the prospective resident fall outside the scope of the services we can comfortably provide.
Account or member records held by Cheun Fung are kept in accordance with our Privacy Policy.
Residents are responsible for the safekeeping of any access cards, keys, or credentials issued to them.

5User Responsibilities

We take care to create a calm, considerate environment for all residents. In return, we ask that each resident and their visitors:

Treat fellow residents, staff, and visitors with respect and courtesy at all times.
Respect the privacy of other residents and refrain from entering rooms or personal spaces without permission.
Keep communal areas tidy and comply with any reasonable house guidelines communicated by Cheun Fung.
Notify Cheun Fung promptly of any change in health condition that may affect the suitability of current services.
Provide accurate personal and medical information during the admission process.
Refrain from any activity that causes nuisance, discomfort, or harm to others in the residence.
Use the Website and any digital resources only for lawful and appropriate purposes.

Cheun Fung may review and address any conduct that, in our reasonable view, falls outside these standards.

6Intellectual Property

All Content on the Cheun Fung Website — including text, photographs, logos, layouts, and programme materials — belongs to Cheun Fung or its licensors. Nothing in these Terms transfers ownership of such Content to you.

You are granted a limited, non-exclusive, non-transferable licence to view and use the Website for your personal, non-commercial purposes. This licence does not permit you to copy, reproduce, distribute, modify, or publicly display any Content without our prior written consent.

7Payment Terms

All fees are quoted and payable in Hong Kong Dollars (HKD).

Monthly Fees

Service fees are billed monthly in advance. The current monthly rates are:

Companion Circles: HK$960 per month
Cultural and Recreation Studio: HK$2,140 per month
Residence and Lifestyle Plan: HK$3,720 per month

Payment Methods

Accepted methods will be specified in your individual residency or services agreement. Cheun Fung reserves the right to update accepted payment methods with reasonable advance notice.

Late Payment

Where payment is not received by the due date, Cheun Fung will seek to discuss the matter with you before taking any further steps. We prefer a collaborative approach to resolving financial difficulties.

Changes to Fees

We will give no less than 30 days' written notice before any change to monthly fees takes effect.

Refunds

Refund arrangements are set out in the individual residency agreement. In general, fees paid for a current billing period are not refundable unless a departure is due to circumstances outside the resident's control. We handle each situation with care and consideration.

8Service-Specific Terms

Companion Circles and Cultural Studio

Participation in social and cultural activities is always at the resident's own pace. There is no obligation to attend any particular session. Programme schedules may change due to staffing, facilities, or seasonal considerations; we will communicate any significant changes in advance.

Residence and Lifestyle Plan

Rooms are furnished and maintained by Cheun Fung. Residents are expected to keep their personal space in reasonable order and to report any damage or maintenance needs promptly. Alterations to the room — including fixtures, fittings, or décor — are not permitted without prior written consent.

Dining

Meals are provided as part of the Residence and Lifestyle Plan. Dietary preferences and requirements should be communicated at the time of admission so that our kitchen team can make appropriate arrangements.

Non-Medical Services

Cheun Fung does not provide medical, nursing, physiotherapy, or any clinical services. Nothing in our service descriptions should be read as a health recommendation. Residents who require medical care are responsible for engaging the appropriate professionals independently.

9Disclaimers

Cheun Fung's services are provided in good faith and with reasonable care, on the basis described in these Terms and in any accompanying documentation. However, we do not make any representation that:

participation in our programmes will produce any particular outcome for your wellbeing or health;
services will be entirely free from interruption due to circumstances beyond our control; or
the Website will be available at all times or free from technical errors.

Content on the Website is provided for general information only and does not constitute professional medical, legal, or financial advice.

10Limitation of Liability

To the extent permitted by the laws of Hong Kong, Cheun Fung's total liability to you in connection with these Terms or the services provided shall not exceed the total fees paid by you in the three months immediately prior to the event giving rise to the claim.

We shall not be responsible for indirect, consequential, or punitive losses, including loss of enjoyment or opportunity, arising from matters outside our reasonable control — such as extreme weather events, government orders, or utility disruptions.

Nothing in these Terms limits liability for personal injury or death caused by our negligence, or for fraud, or for any other liability that cannot be limited under Hong Kong law.

11Indemnification

You agree to hold Cheun Fung, its staff, and its associates harmless from any loss, damage, or cost (including reasonable legal fees) arising from your breach of these Terms, your misuse of the Website or services, or any inaccurate information you provided during the admissions process.

12Termination

By the Resident: You may end your residency or programme membership by giving the notice period specified in your individual agreement (generally 30 days' written notice for monthly plans).

By Cheun Fung: We may terminate or suspend services if a resident's conduct poses a genuine risk to the safety or wellbeing of others in the residence, or in cases of serious, persistent breach of these Terms. We will always seek to address concerns through conversation before taking any formal step.

Effect of Termination: Upon departure, all access to rooms and facilities ends. Obligations that by their nature survive termination — including payment of outstanding fees, confidentiality, and dispute resolution — will continue in force.

13Dispute Resolution

These Terms are governed by, and shall be construed in accordance with, the laws of the Hong Kong Special Administrative Region of the People's Republic of China.

If a dispute arises, we ask that both parties first attempt to resolve the matter informally through direct discussion. Please write to us at [email protected] with a clear description of the concern.

If an informal resolution cannot be reached within 30 days, either party may refer the dispute to mediation through the Hong Kong Mediation Centre or another mutually agreed mediator before commencing formal legal proceedings.

The courts of the Hong Kong Special Administrative Region shall have non-exclusive jurisdiction over any dispute that cannot be resolved by mediation.

14General Provisions

Entire Agreement: These Terms, together with any signed residency agreement and service schedule, form the entire agreement between you and Cheun Fung in respect of the matters described here.

Severability: If any provision of these Terms is found to be unenforceable, that provision will be read as narrowly as possible to give effect to its intent, and the remaining provisions will continue in full force.

Waiver: Our failure to enforce any provision of these Terms on any occasion does not constitute a waiver of our right to enforce that provision on a later occasion.

Assignment: Cheun Fung may assign its rights under these Terms in connection with a corporate restructuring or change of ownership. You may not assign your rights or obligations without our prior written consent.

Notices: Written notices from Cheun Fung to you will be sent to the email or postal address you provided at admission. Notices from you to Cheun Fung should be sent to [email protected] or to our address at 23 Robinson Road, Mid-Levels, Hong Kong.

15Changes to These Terms

We may update these Terms from time to time to reflect changes in our services, applicable law, or operating practices. When we make material changes, we will notify current residents by email and display the updated Terms on our Website at least 14 days before they take effect.

Continued use of our services after the effective date of any change will be treated as acceptance of the updated Terms. If you would prefer not to accept a change, please contact us before the effective date to discuss your options.
